The letter from your lender says the house is headed for a foreclosure sale, and the clock has started. In New Hampshire, a lender has to mail you notice at least 45 days before a residential foreclosure sale and run a newspaper notice for 3 weeks in a row. That isn't much time to arrange a sale. You want a buyer who can move, so you look up a Cash For My House NH Bedford review to see whether the small Bedford outfit is worth a call.
Here's what the company publishes, what its BBB file shows, and where it differs from IPS Cash, a cash buyer with its office in Nashua. Every detail below comes from those public sources, and you can check each one yourself.
IPS Cash is the business name of Inherited Property Solutions LLC, and it runs out of 21 Temple Street in Nashua. It's bought homes in New Hampshire since 2016, and Nashua remains its home base and its busiest market in Hillsborough County. Joe Theriault owns the company and serves as CEO. He's a real estate investor and landlord, and the business grew out of helping families sell houses they had inherited.
Its public record is easy to find. IPS Cash holds an A+ from the BBB and has been accredited there since 2024. It also showed 4.8 stars from 172 Google reviews in October 2026. You pay no commissions or fees, and the company covers closing costs by building them into its offer. It buys as-is, with no repairs or cleaning, and it lists foreclosure and falling behind on payments among the situations it handles.
Tim Bachelder described the hand-holding on Google. "I am not familiar with real estate law, but the IPS team took the time to ensure I understood every step that was taken."
The site opens on a personal note. "My name is Greg Powers," it says, and he writes that he's been "a real estate professional for over 10 years." The BBB lists Mr. Greg W Powers as owner of Cash For My House NH, an LLC at 168 S River Rd in Bedford. The BBB file also shows a real estate license number from the New Hampshire Office of Professional Licensure and Certification.
That license is a real strength. You can look it up and see who you're dealing with. It also raises a fair question, because a licensed agent who buys a house for himself plays two roles at once. Ask how he discloses that status in a direct sale, and get the answer in writing.
The BBB shows the business started in July 2014, which is a longer run than many buyers in this market. Its BBB grade is A+, but the page states plainly that the company isn't BBB accredited. The most recent BBB review shown when we checked was a negative one.
The site is a single page with a form. You won't find a street address, a phone number, an About page or an FAQ there. The Bedford address and the phone line, (603) 716-0254, come from the BBB file, not the website.
"You won't pay any fees," the page says. It doesn't say who covers closing costs, so ask for a written net sheet.
The site says you'll "have an offer within days" and can "close quickly (or whenever you want)." One seller story on the page mentions a closing in 8 days. No standard window is published, and no long-range date is named. If you need weeks to pack and move, raise that on the first call and see how the company responds.
This is where it shines. The list is unusually broad. It lists houses, condos, mobile homes, land and commercial property, and it buys only in New Hampshire. No towns are named, so ask whether your area is one it covers.
The page doesn't say whose money buys the house or whether the contract could be assigned. Ask both questions before you sign. Neither takes long to answer.

Cash For My House NH could suit an owner of commercial property, or a seller who likes dealing with one licensed person and doesn't need much published detail. Its longer BBB history is a fair point in its favor.
IPS Cash suits sellers who want terms spelled out in advance and a responsive team that answers the phone. It buys houses, condos, townhomes, duplexes and two-family homes, land and mobile homes. It handles probate, divorce, tired landlords, title trouble and costly repairs. If you need to stay in the house a while after closing, you can ask IPS Cash about an occupancy agreement, though its terms aren't published.
A foreclosure date makes it tempting to sign the first paper you see. Slow down for these points.
Put the same questions to IPS Cash. A few of its reviewers say a price changed after an inspection, and any buyer who prices in repairs can revise its number. One more legal note. New Hampshire's RSA 479-B covers buy-back, lease-back and short-payoff transfers, not a cash sale that pays off your mortgage in full. If a buyer offers to let you stay and buy the home back later, ask a lawyer first.
A fair Cash For My House NH Bedford review lands in the middle. Greg Powers holds a license and a long BBB history, yet the site tells you very little about terms. For a Nashua or southern New Hampshire home, start with IPS Cash. Its team says it aims to get a cash offer to you within about 24 hours, usually after seeing the house, and the offer is free with no obligation. Call (888) 893-7188, get the numbers on paper, and compare them at your own pace.
